
Simplifying Small Deal Funding
When my brother Thomas and I (Ben) started on our land investing journey, access to capital was always the biggest challenge. We had more accepted offers than we had capital to close and ultimately had to pass on some great deals simply because we did not have capital and could not find a funder who would lend less than $10,000 on a single property.
Terra Capital Solutions wants to solve this problem for land investors. We believe that no deal is too small, and we want to help land investors in all stages of their business be able to achieve their dreams.
We try to keep things simple for everyone. With you coordinating as a partner, we purchase the land outright from your seller and then seller finance it back to you using a Land Contract and accompanying Promissory Note. All of our notes have clearly defined prepayment discounts that allow you to have multiple exit strategies. Additionally, you pay nothing until 30 days after funds are disbursed to your sellers.
